FLAWS IN  THE INITIAL DESIGN AND CONSTRUCTION

  1. Poor sub-grade design and construction.

  2. Service access areas are under engineered and under sized

  3. Water and ice accumulation, particularly on the North side of buildings

  4. Initial roof and site drainage plan is not adequate of the volume

  5. Materials used not in accordance with  appropriate specifications

  6. Poor workmanship



POST CONSTRUCTION USE AND MANAGEMENT

  1. Irrigating the parking lot, sidewalk and hard surface common areas.

  2. Maturing vegetation that affects the shading of the property; which effects snow melt and the speed of storm water recharge.

  3. Undersized maintenance and repair budgets leading to larger than anticipated repairs later.

  4. Putting aesthetics over functionality when budgeting and completing asphalt, concrete and other hard surface repairs and maintenance.
